Understand the savings
For qualifying new homes priced at $1 million or less, the rebate can recover all the GST, up to $50,000. The maximum rebate decreases between $1 million and $1.5 million; at $1.5 million or more, it is zero.

A quick starting point
For a new home and land purchased from a builder, these are key conditions—not a complete eligibility assessment.
At ownership transfer, you must be 18 or older and a Canadian citizen or permanent resident.
You cannot have lived in a home owned by you or your spouse or common-law partner as your primary residence in the transfer year or previous four calendar years, anywhere in the world.
The new home must be your primary residence, and you must be its first residential occupant after substantial completion.
Neither you nor your spouse or common-law partner can have previously received this first-time buyer rebate.
Sign the builder purchase agreement from March 20, 2025 through December 31, 2030. Construction must start before 2031; substantial completion and ownership transfer must occur before 2036.
