For a new home and land purchased from a builder, these are key conditions—not a complete eligibility assessment.

You meet the buyer criteria

At ownership transfer, you must be 18 or older and a Canadian citizen or permanent resident.

Your homeownership history fits

You cannot have lived in a home owned by you or your spouse or common-law partner as your primary residence in the transfer year or previous four calendar years, anywhere in the world.

It will be your home

The new home must be your primary residence, and you must be its first residential occupant after substantial completion.

You haven’t claimed before

Neither you nor your spouse or common-law partner can have previously received this first-time buyer rebate.

Check the dates, too

Sign the builder purchase agreement from March 20, 2025 through December 31, 2030. Construction must start before 2031; substantial completion and ownership transfer must occur before 2036.

Does every DP76 Construction property qualify?

We do not advertise guaranteed eligibility for every property or buyer. Ask your adviser to review the agreement, occupancy and intended use, especially for a home with a rental suite.

Will the builder credit my rebate at closing?

A builder credit requires agreement between you and the builder. Confirm the arrangement in your purchase documents; do not assume a closing credit. If the builder files for the same rebate, you must not file a duplicate claim.
